Many lenders and brokers make promises on total closing costs/fees to their customers that they simply can not keep true at closing. Subsequently, the customer shows up to closing and they are surprised by additional fees that were much higher than originally quoted by the broker/lender - this is known as a classic "bait and switch" sales tactic. This creates obvious issues, whereas customers may not be able to pay these additional fees at closing- causing them to miss moving dates, increasing overall moving expenses, possibly losing the interest rate that they spent so much time diligently searching for throughout the loan process or in some cases losing their dream home on the day of closing.

Bedrock Lending guarantees in writing all closing costs that we have control over(lender fees). So you can rest assure that the fees you see on our/your final Good Faith Estimate, or what you see posted daily on our website ARE the GUARANTEED fees you will receive at the time of application AND at closing.

*Guarantee -if the lender fees on your final HUD-1 settlement statement go over the fees estimated on your final signed Good Faith Estimate prior to close,  then we will pay the difference plus $1000.00 

 
Third party fees cannot be guaranteed but because we close so many loans in your area we can estimate the third party fees with an extremely high level of accuracy and we generally overestimate these fees as a standard practice. Such third party fees refer to:  title company closing or escrow fees, title insurance, attorney fees, government recording fees, tax service fees, stamp fees,  doc prep fees, or appraisal and survey costs.
